Property Preparation: The Ultimate Checklist for Professional Photography
The success of a photo shoot begins long before the lens focuses on the space. Whether it is a luxury villa in Porto Heli, a traditional estate in Spetses, or a stylish apartment in Nafplio, proper preparation is the key to capturing the attention of guests on Airbnb and potential buyers in the Real Estate market. In this guide, I have compiled all the essential steps—from lighting management to professional styling—to ensure that your property in Argolida and the Peloponnese is presented in its absolute best light.
Cleanliness is key:
Bright First Thought: Deep cleaning is required. Remove dust, dirt and clutter from each room. Pay close attention to high-traffic areas such as bathrooms, kitchens and living rooms.
Windows to the world: Clean windows, glass and light fixtures to ensure they sparkle in photos.
Platform Used:
Depersonalization: Include personal items such as family photos, religious symbols, or political memorabilia.
Declutter Champions: Reduce clutter by packing up toys, books, magazines, anything that makes you feel busy.
Planned for maintenance: Organize furniture and furniture for balance and visual appeal. Aim for a warm and welcoming environment.
Highlight the location:
Embrace Natural Light: Open all windows and doors to maximize natural light, the most beautiful source.
Display lighting: Turn on all lighting, including lamps, fixtures and table lamps. Ensure there are no burnt-out bulbs.
Watch out for harshness: Avoid direct sunlight which can cause harsh shadows. If necessary, diffuse light through curtains.

Statistics: Make sure your yard and outdoor areas are clean and well-maintained.
Pool Readiness: If you have a pool, begin cleaning it a day in advance. The water must be crystal clear (not cloudy) on the day of the shoot.
Flower Bouquet: Include flowers or other plants that have been placed throughout the house.

Free pets for a day: If possible, move pets during photo shoots to avoid disturbances.
